What is a home inspection? 

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. On average, our inspections typically take 2-4 hours, though this is heavily dependent on the size, age, and condition of the property. After the inspection, our inspector will hold a private review for the Buyers & Buyer’s Agent to walk through the home and discuss the findings from the report.  This is a great time to ask any questions and really get to know the property in and out.  We will then send you a detailed inspection report (often while we’re still on site!), including pictures, a summary report of the most important items, and recommendations.

What is a home inspection NOT?

  • Able to identify concealed or latent defects.
  • Concerned with aesthetics or what could be deemed matters of taste or cosmetic defects.
  • Able to determine the market value of the property.
  • Advisement of the purchase of the inspected property.
  • Capable of relaying the life expectancy of the property or components.
  • A county code inspection.
  • Certification of property or its components.
  • Technically exhaustive.

Why do I need a home inspection? 

A home inspection is your opportunity to learn as much as you can about your potential home. It minimizes unpleasant surprises by evaluating the condition of the home before you buy it. A home inspection insures that your home and your family is safe, and will give you the ability to make a confident, informed decision.

Why do I need a home inspection if I’m buying a brand-new home?

No one is perfect, and even brand-new home builders make mistakes. It is beneficial to have numerous inspections throughout the build process to prevent unsafe foundations, incorrect rough framing, faulty electrical, HVAC, and plumbing, and improper drywall and insulation installation. It is also important to have a final inspection to ensure your home is safe and up to standards.

Should I attend the home inspection?

Yes! Being on-site during the home inspection is the perfect opportunity to learn about your potential home. The inspector can explain any issues in person, you can ask questions as they arise, and you can learn your way around the property. If you can’t be present for the whole appointment, we strongly recommend you attend the summary review of the inspection at the property. It’s scheduled towards the end of the inspection and generally takes a half hour.

I’m selling my home. Do I need to prep for the home inspection?

Treat the home inspection as you would a showing, and plan on being out of the house for 2-3 hours. Make sure everything is accessible to the home inspector: the attic, water heater, electric panel, pool, etc. Have a copy of the property disclosure form for the inspector to review, as well as any recent maintenance receipts. Be clean! Show the inspector and potential buyer that you take care to maintain your home. Replace dirty HVAC filters, swap out burnt light bulbs, and get rid of the clutter!

Can a house fail a home inspection?

No. Our job is to examine the current condition of the home. Don’t be discouraged if something is found; not all issues are deal breakers. It’s important to manage your expectations. Remember that no house is perfect, and all issues can be fixed!

Why is it important to hire an experienced home inspector?

Selecting a home inspector is as important as the inspection itself. This could be your home! Hiring an experienced, knowledgeable inspector is key. Why do I need an inspection for an expiring 1-Year Warranty on my newly built home?

It is important to be able to present your builder with an unbiased detailed report before your One Year warranty runs out. This will give you evidence of any issues you need repaired before the warranty expires and you become liable for all issues with your home.

What is Radon?

Radon is an odorless, tasteless gas that cannot be seen. But why do you care? Uranium in soil decays creating a radioactive gas – Radon – that is attributed to causing over 20,000 deaths per year (according to the EPA). Radon gas is noxious throughout the U.S.A.
Your home is a trap for radon gas, allowing it to build up and preventing it from dissipating into the air naturally. Radon can enter through unsealed crawl spaces, cracks in floors and foundations, and the water supply.

Checklist Inspections is nationally certified for mold inspections and mold testing.
We use top-of-the-line equipment to perform air tests & mold swabs to identify concentration levels and species of mold spores present within your property. We send all of our mold test lab samples to a nationally accredited lab for analysis with a fast 48-hour turnaround on results.

Our certified mold inspectors will perform a visual mold inspection, utilizing sophisticated moisture detection equipment to determine areas in your home that may be conducive to mold growth. This allows our inspectors to take the proper types of samples in the proper locations within the home to provide the most accurate results.
