Why Phase I Environmental Site Assessments?

A Phase I ESA is a crucial first step in identifying any potential environmental concerns, known as Recognized Environmental Conditions (RECs), that may impact a property’s value or pose liability risks. Our Phase I assessments are conducted in accordance with industry standards set by ASTM E1527-13 and 40 C.F.R. Part 312 and are updated with procedures outlined in ASTM Standard E1527-21. These assessments help you make informed decisions about potential environmental risks, including contamination or unsafe conditions that could affect a property’s use or development.

What Does a Phase I ESA Include?

• Historical Records Search: We’ll search official records to determine the past uses and ownership of the site, which may reveal prior activities that could have caused environmental concerns.
• Site Visit: A thorough site visit to assess current conditions, check for obvious signs of contamination or hazards, and observe the surrounding environment.
• Operations Review: An analysis of the current operations on the site and any chemicals being used, stored, or produced that could pose a risk.
• Regulatory Agency Review: Investigation of records from regulatory agencies for permits, violations, and any related documentation that could indicate environmental concerns.
• Interviews: We speak with current or past owners, tenants, neighbors, and other stakeholders who may have relevant knowledge about the property’s history and conditions.
• Document Review: Access to maps, aerial photographs, and city directories (if available) to better understand site history and conditions.
• Water & Geological Review: We examine nearby water wells, water quality results, and previous geological or hydrogeological studies that could inform our assessment.
